  • I recommend beginning your search a month and a half out from your intended move in date. This gives you ample time to work through the application process and also ensures that the units you are viewing will be available for your move in date.

  • For most units in Philadelphia, the move-in deposit is going to be first months rent, last months rent, and a security deposit. In addition, if you have a dog or cat there may be additional fees. An example: if your rent is $1,000 your move-in deposit will be $3,000.

  • The most important factor for your application being approved is your credit score. Having a score at or above 650 will put you in a good spot for approval. You should also prepare the following documents: Paystubs, Bank Statements, Photo ID. Additionally, If you own a dog or cat be prepared to provide photos, or ESA documentation.   • Most places in Philadelphia will require the total income of all tenants to be 3x the monthly rent. If you don't personally make 3x the monthly rent, but will be living with roommates, your incomes will be combined. As long as this combined figure is around the 3x mark you are good to go!
